Beds and Baths (sleeps 10+3)

All bedrooms are on the upper floor. The master suite has a queen bed and two bathrooms, one with a tub and one with a shower. Additionally, there are two more queen bedrooms one with an en suite bathroom and one with a bathroom just across the hall. There are two twin/queen bedrooms with en suite showered bathrooms. In addition there is a small bedroom for kids and/or a nanny, which has two twin beds and another in a loft. There is also a baby bed, which can be moved to any of the other bedrooms. The occupants of this small bedroom must share a bathroom.

Living Space

There is a large entrance hall, a huge living room with a fireplace, a dining room, a breakfast room, half bathroom and a laundry area. The kitchen is fully furnished with exceptional attention to detail however most guests leave the real use to the cook. On the upper floor there is a small TV area. In addition there is a study/living room area with a phone, fax machine, TV with satellite and a stereo; there is a small balcony from which you can see the Duomo and Palazzo Publico tops in Siena. All of the rooms offer simple but luxurious furnishings.

Household Amenities

Daily breakfast and daily cleaning are included. Food shopping, personal laundry and meal preparation are possible if requested at an additional fee. There is a washing machine and dryer for staff use. Wi-Fi is available. Personal laundry will be done inclusive of the rental price.

Outside Features

There is a gorgeous outside covered area just off the kitchen and breakfast room for al fresco dining or cocktails. As the house is c-shaped there is a large grassy courtyard facing west so as not a drop of sun will go unnoticed. This area is fully gated should you have extra safety needs for your children. On the second level of the house there is a large loggia looking down into the courtyard and beyond. An infinity pool (39’ x 16’) is framed by a grassy area, which is lit at night. There is an umbrella table, chairs and sun chairs and there is a pool house with bathroom, fridge/freezer and sitting area.

Other Features

There is a well-mannered cat and lovely dog in residence. This is a non-smoking villa. Heating costs are extra as used. A simple continental breakfast is served everyday and is included in the price. Wine is made available from a neighboring historical villa that exports to the US, UK and several European countries. There are four types of wine offered at an additional cost.

Florence 1 hour 15 minutes, Siena 15 minutes, San Gimignano 50 minutes, Rome 2.5 hours, Tennis 15 minutes in Siena, golf 1 hour in Ugolino, horseback riding 40 minutes, small grocery and Trattoria in Ponte a Bozzone 5 minutes away.
