A 200 year old villa restored in 2002 ideally situated on 17 acres of green country side just outside Orvieto. The house stands strong and square however the interiors are light and airy and full of grace and charm. It is ideal for couples or a family wanting high style and modern uncluttered comfort. Beds and Baths (Sleeps 12+4)

Mid floor: Large king bedroom with large bathroom with soaking tub and full shower plus walk-in dressing room and an additional queen bedroom with bathroom with shower.
Top floor: Queen bedded room with a bathroom with large shower and a sky light. Queen " blue toile room" with a bathroom with a large shower. "Lace room" which is a twin bedded room (can convert to king) with an extra day bed. Large bathroom with tub and handheld shower. Second twin bedroom (can convert to king) with a large bathroom that has a tub and handheld shower. There is also a 1/2 bathroom on the ground floor.


Living Space

Main House (sleeps 12): Spacious living room with fireplace, barrel vaulted ceiling and access to terrace and garden flowing into the dining area with a table for 16. There is also a library with a fireplace, and access to the terrace, a state of the art modern kitchen with stainless steel counters that opens to yet another outside dining area. There is also a full laundry room with enclosed outdoor drying area, and a large half bathroom. You enter the house through a large atrium into an entry hall with stone staircase to the upper floors.
Dependence (sleeps 4): On the upper floor there are two bedrooms, 1 queen and 1 twin (convertible to king), each with private bathrooms, 1 with a tub & handheld shower and 1 with a walk-in shower. You must walk through one bedroom to reach the other so best suited for families, or as a large suite.


Household Amenities

Dishwasher, blender, food processor, American & Italian coffee makers, kitchen-aid mixer, washer & dryer, satellite TV/DVD player, CD player, air conditioning (3rd floor only), central heating, all floors are handmade terracotta tiles, old beamed ceilings, internet access available, hairdryers available in every bedroom, antiques, fabulous paintings. All bathrooms feature Duravit or Philippe Starck fixtures and there is screen netting on all bedroom and bathroom windows.

Outside Features

Heated 6 x 18 meter pool (extra charge for heating), barbeque, wooden pergola, plenty of chairs and lounges and parking for 10 cars. The house is 500 meters above sea level and is comfortable during most summer days and nights. A terrace with iron pergolas covered with wisteria surrounds the front and side of house with comfortable seating, the lawns are shaded by giant oaks and sprinkled with cypress and olive trees and there is an in-ground irrigation system to keep garden areas green all summer. No glass of any kind in pool area. Pool towels provided.

Other Features

3 hours of maid service 6 days a week included, additional hours by prior arrangement at €10 per hour. The owner will arrange custom itineraries and concierge service such as arranging limo service, train schedules, tickets, restaurant advice, translation of documents, medical referrals, and grocery shopping at an additional charge. A cook is available at €15 per hour and car service from downtown Rome or Florence (airports) for an additional fee. Cooking classes available. No smoking and no pets please.

Location/Where to Go

The house is located down a 1 km road, A1 Autostrada, the SS2 (the Cassia) and the train station in Orvieto are all approximately 15 minutes away. Todi 1 hour, Spoleto 1 hour 20 minutes, Perugia 2 hours, Assisi 2 hours, Gubbio 2 1/4 hours. The Maremma part of Tuscany is easily accessed from the house in twenty minutes and the summer resorts of Porto Ercole and Porto San Stefano are 1 ½ hours away. From Porto San Stefano, one can take a ferry for the islands of Giglio or Elba. Montalcino and its famous wineries are 1 hour and Siena 2 hours. Closer to the villa, Lake Bolsena and the town of Bolsena are 5 km away, Lubriano and Bagnoregio are also 5 km away. These towns all have open markets, bakeries, grocery stores, wine shops and gelaterias. On the road between the villa and Orvieto are 6 restaurants.
