Beds and Baths - (sleeps 14)

There is a centrally located half bathroom on the ground floor. Also on the ground floor there are larger apartment type suites with living room/dining room, small kitchen-in-a-box with oven, 4-burner stove & sink, lots of dishes, washer & dryer and queen or twin beds plus a single bed can be added in the living room. The bathroom has a tub with shower. The second apartment type suite features a sofa bed and a queen bedroom with ensuite bathroom with shower. These two areas can be combined.

Upstairs there is a queen bedroom with ensuite bathroom with shower, another queen bedroom with a bathroom with tub (no shower curtain), another queen bedroom which can be made as twins with a bathroom with a tub and shower, a junior suite with a queen bed, small sitting area and a bathroom with tub and shower and another junior suite with queen bed with ensuite bathroom with tub and shower and a small sitting area. At one end of the upper floor there is an exterior door where night owls can come and go without setting off the alarm system.

Living Space

Several living rooms, a dining room and a professional kitchen, that for sanitation purposes, the housekeepers and cook handle.

Household Amenities

All bedrooms have screens on the windows, satellite TV, teakettle, and a small fridge with per consumption charges. You will be provided with a complimentary bottle of water, a fruit basket and chocolate. You will also find a pair of slippers, a robe for each guest, pool towels and hairdryers. This house also has a security system, use of a PC (plus the cost of use of the internet), is fully air-conditioned and has a washer & dryer. In the living room there is CD player and a European DVD player

Outside Features

There is a well-furnished pool (16.3’ x 39’) located at the rear of the lovely garden terrace. Additionally, there is a wisteria-covered terrace with tables and chairs plus a third sitting area along the side of the house for a real getaway from everyone.

Other Features

Breakfast service included each day (food cost is extra) and a lunch menu is offered daily at an extra charge. There is a butler and two housekeepers. The estate produces white wine but the neighbors provide the red. Light brunch offered by the pool at an extra charge of course.

Location/Where to Go

4 km to the sea (Tramonto Beach), Mt. Argentario 10 minutes, Rome 1.5 hours, Siena 1.5 hours, Florence 2.5 hours, Saturonia 1 hour, Pisa 2 hours, train service from Grosseto. There is a nine-hole golf course 5 km and horseback riding and tennis club about 6 km.
