Master bedroom is a queen with an ensuite bath with shower and separate tub, queen bedroom with ensuite bath with a shower, king/can also be twins share a bath with the third queen bedroom. There are ceiling fans in all the bedrooms and screens on all the bedroom windows. There is also a full bath on the ground floor.

Living Space

Living room with fireplace, kitchen, dining room and study with a computer and printer. Also on the ground floor there is a laundry room with washer and dryer. The study has a day bed for an occasional guest or two. There is a second floor sitting room also with fireplace, a large TV with satellite.

Household Amenities

A music system on the ground floor, DVD, VCR, WiFi, deluxe appliances, gas stove, 2 ovens, 2 refrigerators, dishwasher, microwave, games, Hair dryers in all the bathrooms and central heating.

Outside Features

Courtyard with dining space for up to 14 . Wood burning grill, wood burning pizza oven and a covered terrace with a door way into the living room. There is a pool, 32 1/2’ x 16 ¼’ and 39” deep. There is a landscaped garden, olive grove, herb and vegetable garden for guests' use, covered parking for 2 cars plus additional space if needed. In adjacent garage there is a treadmill, stationary bike plus 2 road bikes.

Other Features

There is a small self contained guest house on the property which the owner could possibly use. She is there at your service but of course will vacate on request. Cooking classes are available at 45-100 euro per person depending on the menu. A cook is also possible by early reservation for 25-40 euro per person depending again on the menu.

Sismano, with restaurants and a shop 5 minutes, Todi 20 minutes, Deruta, Orvieto, Perugia 45 minutes, Assisi, golf, Montefalco, Lake Trasimemo 60 minutes, Florence, Arezzo, Siena 2 hours. Airports: Rome 2 hours, Florence 2.5 hours, Pisa 3 hours.
