Beds and Baths: (sleeps 16)

Eight bedrooms and bathrooms located on the two upper floors. All bedrooms are large corner bedrooms.

Middle floor: queen 4-poster bedroom with ensuite bathroom with tub and shower, queen bedroom with ensuite bathroom with an empire footed tub with shower, twin bedroom with 3/4 beds with adjacent bathroom with roll top tub and shower, and a queen bedroom (4-poster bed) with adjacent bathroom with tub & shower.

Top floor: queen bedroom with ensuite bathroom with tub and handheld shower, queen bedroom with sofa and bathroom with slipper tub with handheld shower, queen bedroom with adjacent bathroom with tub and handheld shower, and a queen bedroom with ensuite bathroom with a stall shower. There is also a half bath on ground floor. All bedrooms on the top floor have low windows and there are fans in all bedrooms. All showers have rain head fixtures.

Living Space:

Terracotta, walnut doors and hand painted floors, whitewashed walls, and wood beamed ceilings plus wonderful antiques are the basis for a warm and comfortable home. A large entrance hall leads to a large living room and a reception room that can be used as an office. The living room and dining room open onto a terrace that has a dining table on it and the kitchen contains a wood-burning oven, dishwasher, 5-burner stove, fireplace, two refrigerators, table for eight and staples in cupboards. Grocery shopping prior to arrival is possible.

Household Amenities:

Housekeeper 2-3 hours daily (except Sunday) and all day Saturday. There are screens on the windows and doors; there is a studio grand piano for serious musicians and all of the four fireplaces work. Internet connection, cell phone (no landline), ipod boom box, local TV only (no English), DVD player, hairdryers.

Outside Features

Kitchen & herb garden, fruit trees, strawberries, raspberries, blueberries and tomatoes. Bocce court, pool (approx. 21’ x 42’), with nearby showered bathroom, pool towels and pool furniture. There is a field to play in and a little fort in the woods for kids.

Other Features

Cook available for an extra charge; chef also available. House is on town and well water so no worry about low water in summer. Washer & dryer, iron, personal laundry & ironing possible for an extra charge.

Location/Where to Go

This house is on the western edge of Umbria and is a stone’s throw from Tuscany. The nearest town is Castiglione del Lago, which is 6 km away and it is 8 km to Chiusi with excellent train connections to all destinations. It’s also near the A1 Autostrada del Sole and is within less than an hour of: Assisi, Arezzo, Cortona, Montepulciano, Orvieto, Pienza, Perugia, Deruta, Spello and Montalcino. Florence airport 1.5 hours, Pisa airport 2.5 hours, Rome airport 2 hours.
